Sunshine, affordability, outdoor access, and a downtown that's actually growing. Here's why Redding is getting more attention from buyers who've looked everywhere else.

Redding doesn't show up on most people's shortlist when they start looking for a California relocation. Tahoe gets the attention. Bend gets the attention. Even Chico and Fresno get mentioned before Redding does.
That's starting to change, and for buyers who actually dig into the numbers, it makes sense.
The Math Is Hard to Argue With
Housing in Redding runs about 55% below the California average according to RentCafe/C2ER data from March 2026. The Census median owner-occupied home value for Redding (2020–2024) was $382,300, compared to $734,700 statewide. Redfin's March 2026 snapshot showed a median sale price of $416,000.
For a Bay Area buyer with a $800K–$1M budget, that's a fundamentally different conversation. In Redding, that budget buys a newer custom home in Gold Hills with golf course views, a property in Tierra Oaks, or a riverfront home on the Sacramento with your own private stretch of water. It's not a compromise. It's a different category of property entirely.
The Sunshine Holds Up Under Scrutiny
NOAA's 1991–2020 normals for Redding Municipal Airport show 88% annual possible sunshine. That's among the highest in the country: comparable to Tucson and Phoenix, but with a Northern California setting, access to mountain terrain, and none of the desert isolation.
The Recreation Story Is Legitimate
Redding isn't positioning recreation as an aspirational lifestyle add-on. It's embedded in the city's actual geography. The Sacramento River runs through downtown. The Sacramento River Trail is 17.4 miles of paved path connecting Sundial Bridge to the broader trail network. Whiskeytown Lake is 15 minutes west. Shasta Lake, California's largest reservoir, is 20 minutes north. Lassen Volcanic National Park is an hour east.
The average commute in Redding is 16.7 minutes. That combination (short commute, outdoor access, lower cost) is what's drawing buyers who've spent years sitting in Bay Area traffic to get to a trailhead on a crowded Saturday morning.
Downtown Is Actually Moving
Late 2025 added two meaningful pieces to Redding's downtown story: the Redding Public Market (a 12-vendor food hall at 1551 Market Street) and the Downtown Entertainment Zone, reported as California's largest at launch. Add the Cascade Theatre, Turtle Bay, and the Cultural District spanning nearly 70 public art installations, and downtown Redding has more substance than most small cities its size.
Who's Actually Moving Here
The buyers we see choosing Redding tend to cluster into a few profiles: remote or hybrid workers who no longer need daily coastal access; retirees who want sunshine, single-level homes, and a slower pace without leaving California; families who want more space and a backyard that works; and outdoor-first buyers for whom the lake, river, and trail access isn't a weekend bonus.
